On Saturday, October 17, Sorrento Ristorante & Pizzeria serves its last meal at 5146 Broadway. It has been at that address for 25 years. Over roughly the same months, a Houston restaurant group, an Austin juice chain and a Dallas-based hospitality company have each chosen Broadway for their first move into San Antonio.
For anyone who drives Broadway every day, this is the clearest way to read the corridor right now. The newcomers aren't scattering across the city. They're lining up on one street, mostly in buildings that already have a neighborhood history: a shuttered diner, a former bakery-café and a 1965 medical building being returned to its retail roots. Below is what has opened, what is still under construction, and what each change means for your own weeknight and weekend plans.
Two first-in-San-Antonio openings are already serving
The pattern started at the south end of the corridor. Adair Kitchen moved into the former Jim's at 4108 Broadway. According to the San Antonio Express-News, it officially opened on Monday, March 2, 2026. It serves breakfast, lunch and dinner, so the old diner building still opens in the morning. Some coverage gives February as the opening month. The Express-News report from that week gives the Monday in March.
The restaurant comes from Houston-based Adair Concepts. The San Antonio Current described it as the group's entry into the city.
Farther north, JuiceLand opened at 5922 Broadway in May 2026. It's the Austin-based chain's first San Antonio location. Both openings appeared in the Current's roundup of spring and early-summer 2026 openings, and both fit the same profile: a Texas brand with an established following elsewhere, choosing Broadway as its first San Antonio address.
Los Tios turns one opening into a cluster
Adair Concepts didn't stop at one building. Its next San Antonio project is Los Tios Mexican Restaurant at 4820 Broadway, the former La Madeleine. La Madeleine ended service there in early 2025, after more than three decades. The Current called it the group's "Broadway takeover," and the description fits. One company will now run two restaurants on the same street, a few blocks apart.
Los Tios has more history than most newcomers. It was founded in 1970, and Adair Concepts bought it in 2000. A Texas Highways report credits the chain with bringing the frozen margarita to Houston. It runs six locations in Houston and one in Fredericksburg. The San Antonio menu hasn't been released, but the Current expects the chain's signature puffy queso, along with tostadas, tacos and fajitas, if the Fredericksburg store is any guide.
The location has a local connection. Alice Adair, wife of Adair Concepts president Nick Adair, grew up near the site, and she described the opening this way:
"Bringing Los Tios to Alamo Heights isn't about parachuting into San Antonio because it's a good market. It's coming back to where I grew up, and giving love back to a place that shaped who I am."
The timing has slipped once. A February report targeted spring. The latest Express-News update, from September 10, says "early fall." That report gave a season, not a date. If puffy queso is on your plans for this weekend, check before you go.
A 1965 building gets its storefronts back
The largest project on the corridor shows the same pattern at a bigger scale. Ridgemont Properties, a San Antonio company, is converting the former Nix Health building at 5307 Broadway. The two-story building dates to 1965 and is being turned from medical use back into retail, including reopening its historic breezeway. Two restaurants will take the ground floor, with offices upstairs.
Both restaurants come from Vandelay Companies, a Texas-based hospitality group making its first move into San Antonio, as reported by FSR magazine:
- Hudson House, about 6,360 square feet, scheduled for late spring 2027. The brand launched in 2017 and serves lunch, brunch, dinner and happy hour. It's known for its cheeseburger, East Coast oysters flown in daily, a raw bar and sushi program, and a "World's Coldest Martini" served on tap at 10 degrees.
- Jack & Harry's, about 5,950 square feet, scheduled for summer 2027. This will be its first location outside Dallas. It's a Southern steakhouse inspired by New Orleans, with dry-aged steaks, Gulf seafood, French-influenced cooking and a wine list heavy on French bottles. The design plans call for imported New Orleans brick and wood paneling.
Vandelay founder Hunter Pond explained the choice of location: "Broadway has a strong sense of history and a real neighborhood identity, which is something we value." Trebes Sasser, Jr. of Ridgemont said Jack & Harry's "fills a real need for elevated dining in Alamo Heights." The Express-News coverage, published today, gives the same order: Hudson House in spring, Jack & Harry's in summer. The companies say exact opening dates will be announced closer to launch.
The bagel shop at the north end
PopUp Bagels picked a spot near the top of the corridor, Suite 506 at 7959 Broadway, for its first San Antonio location. State filings reported by WhatNow San Antonio schedule the renovation from October 19 to December 16, 2026. The Express-News reported the space should be ready by December. No opening date has been set, so holiday-season bagels are possible but not promised.
Sorrento goes the other direction
Sorrento is the one longtime business leaving the corridor this season. Gino Ciccone founded it in 2001, a couple of years after he came to San Antonio to help establish Naples Pizza. His daughter Margherita now owns and runs it. Over the years the restaurant has expanded and renovated, but it has stayed in the same storefront at 5146 Broadway since opening day.
The restaurant's move announcement gives the reason plainly: "Because of your incredible support, we've outgrown our Alamo Heights location and our last day there will be Saturday, October 17th!" The new address is 2311 NW Military. The Current places it near Thirsty Horse Dance Hall & Saloon and the satellite location of Mr. Juicy. The grand opening date hasn't been announced. The owners say the recipes, service and family feel will stay the same: "Nothing about who we are is changing, just where you'll find us."
That leaves 5146 Broadway as the open question on the corridor. No replacement tenant has been reported. Given how many Texas groups have already chosen this street, it will be one to watch.
What's next on Broadway, in order
- Now through Saturday, October 17: last chance for a meal at Sorrento's 5146 Broadway location.
- Early fall, per the September 10 report: Los Tios at 4820 Broadway.
- October 19 to December 16: scheduled build-out for PopUp Bagels at 7959 Broadway, Suite 506.
- Date to be announced: Sorrento's grand opening at 2311 NW Military.
- Late spring 2027: Hudson House at 5307 Broadway.
- Summer 2027: Jack & Harry's next door at 5307 Broadway.
There is also a seventh project to watch. A 20,800-square-foot mixed-use building is planned at 6333 Broadway. State filings estimate construction from September 1, 2026 to September 1, 2027, and the developer is marketing a summer 2027 debut. The tenants haven't been named, and the report notes that state schedules can shift.
Add up the 2027 projects and the effect is clear. By next summer, the stretch of Broadway between the old Jim's and the old Nix building could include four Texas concepts that had no San Antonio location at the start of 2026: Adair Kitchen, Los Tios, Hudson House and Jack & Harry's.
I watch Broadway closely, both for the dinner reservations and for what each new opening says about the street.
